Aquatemp Odour Neutraliser used in the basement of Seabank Building created a safe environment for the plumbers from Whywait and building tenants.

The recent replacement of Seabank’s stormwater basement pumps resulted in our having to pump out the basement stormwater pit. Pumping out over 20 years of silt buildup along with inflows of storm water meant we had to utilise a small vacumm tanker from Power Pumping that could fit into the basement. However this meant we could only pump out 2000 litres at a time which resulted in multiple trips to the basement which created a buildup of diesel fumes in the basement.

As can be seen in the photo above the diesel exhaust fumes fogged up the lower basement which made it impossible for Whywait’s plumbers to work in an atmosphere that made them nauseous.

Exposure to diesel fumes in a confined area such as a basement are dangerous to everyone in the area and frequently basement extraction systems are not designed to remove the fumes as quickly as industrial vehicles discharge them.

Fortunately for both Whywait’s plumbers and Seabank’s tenants we were able to spray the basement area with our new Aquatemp Odour Neutraliser which changed the chemical structure of the odourous diesel fumes. The noxious diesel fumes were neutralised within 5 minutes of application allowing work on replacing the pumps to continue in a safe working environment.

Using the Odour Neutraliser the hydrogen in the diesel fumes were converted into a complex organic sodium salt that becomes a non volatile, non odourless and non poisonous compound.

From a safety perspective we had not used a masking agent but had actually neutralised and removed the fumes. Masking agents simply just create a perfume but still allow the insidious actions of the noxious gases to continue which have potential to cause health problems to everyone working in the area.

Monopoly Menace: The Unchecked Expansion of Bunnings and Masters – Its Impact on Local Communities

Fear of Bunnings and Masters getting too strong was brought home to me when attending the World Plumbing Council meetings and Singapore International Water Week in Singapore in July 2014. So many Australians are starting to ask whether we should fear Bunnings and Masters getting too stronger a monopoly.

This was the first time I had attended a World Plumbing Council meeting. I was doing so as an individual member plus an observer from the Master Plumbers & Mechanical Services Association of Australia (MPMSAA).

For me personally, the overwhelming impression after two days was the commonality of issues worldwide. Countries such as India and China admire and would love to have:

  • our professional plumbing standards and laws

  • our training regime inclusive of apprenticeships

  • our licensing of not only plumbing companies but individual plumbers

  • our regulation of all things regarding plumbing, drainage and gas fitting

  • our product regulation and safety, whereas all plumbing products must be Watermark-certified

In an equally perverse way, countries such as Australia, the UK, the USA and Canada are deeply concerned about a trend in all jurisdictions that are essentially dumbing down the plumbing industry, with the common thread being:

  • reducing training standards

  • deregulating or removing licensing

  • reducing downward regulation standards

  • tolerating more and more DIY plumbing

  • reducing or eliminating product regulation

The Safety Paradox: Australia’s Remarkable Record in Preventing Plumbing Disasters Despite Bunnings’ Dominance

Unfortunately, in Australia, we take plumbing for granted because our high standards, training, regulations and enforcement of laws mean that, unlike many other developing countries, people do not die from poorly installed plumbing in Australia.

Strong plumbing regulations have made the world much safer in many countries. But with that safe environment that plumbing has created has come complacency to the degree that we only appreciate plumbing when we don’t have it.

In the USA, this complacency has been capitalised on by large corporations that have built large hardware box store warehouses importing products worldwide. In addition, they have led the charge to dumb down plumbing standards to sell more plumbing products to the public at a much higher profit.

In Australia, we see the emergence of this same pattern led by Bunnings (Coles) and Masters (Woolworths).

In Australia, much of the reduction in standards is trumpeted by politicians as a reduction in red tape. Still, it’s removing public health standards that have protected the general population for 150 years.

Acutely merely reducing public health standards is not a reduction in red tape but the caving in of bureaucrats and politicians to lobbyists who convince them our laws and regulations are too strong and restrictive.

The Big Squeeze: Bunnings Embraces American-Style Supply and Installation, Pushing Manufacturers and Plumbers to the Edge

Already you see Bunnings adopting the American models of offering total supply and installation of products squeezing the margins of manufacturers and plumbers to the absolute limit, and advertising the following ….” gas and electric hot water systems. From just $249*, we will arrange your standard installation for you, and if you need an emergency replacement system, we will also organise that to be installed.”

It is utterly impossible to legally and compliantly replace an existing hot water system for $249 (or what is, in reality, $226 exclusive of GST), and Bunnings know it, which is why they have the asterisk after the price, which states…. “*Additional costs do apply beyond standard installation. For information on licensing, please view details here.”

If you click on those links, it leads you to download a three-page document full of exclusions. So very simply, the $249 price is entirely false but is designed to get you to buy from Bunnings without checking the details.

A Dangerous Duo: The Risks of Allowing Bunnings and Masters to Gain Excessive Market Power

After listening to the issues raised by delegates from USA and Canada, we have much to fear if we let Bunnings and Masters get too strong. Already we have seen the effects of supermarkets’ continuous limit of choice, and now we are on the verge of seeing it in the hardware industry. Imagine an Australia where Bunnings and Masters control the plumbing industry:

  • DIY is rampant, leading to lower house prices and higher insurance policy costs

  • fewer skilled jobs leading to fewer apprenticeships

  • licensed plumbers working at subsistence levels based on rates decided by Bunnings or Masters as occurs in the USA where a journeyman plumber in LA is paid $20000 a year

  • limited choice of product

  • no Australian manufacturing further decreasing career choice and leading to increasing unemployment

We need to ensure politicians understand the implications of dumbing down plumbing because the SARS outbreak and the current Ebola virus are a warning of what faulty plumbing can create. Viruses are ever-changing and ever-mutating, and India and China are only too well aware that strong plumbing regulations guard your health.

You Can Save Money By Washing Your Hands In Cold Water

You can save money by washing your hands in cold water because research just released by Dr Amanda Carrico a research assistant professor at Vanderbilt University proves you do not need hot water to wash your hands.In fact using hot water is completely unnecessary to hygienically clean your hands and is simply wasting expensive hot water.

Washing hands with soap and cold water is as effective as hot water.

In reality all you need is cold water, a good quality soap, friction to scrub your hands for 20 seconds followed by rinsing them off and then finally completely drying your hands. The research proves that this simple hand washing procedure is just as effective as using hot water plus it reduces your energy costs and saves you money.

The heating costs of hot water are the largest single energy cost in most Queensland homes with it generally being around 30% of your electricity or gas bill. Eliminating hot water from your hand washing routine will reduce your electricity or gas bill by 5%.

Dr Carrico’s research is conclusive that you cannot tolerate water hot enough to kill germs on your hands. Hot water at 55°C will kill some germs but even at that temperature will scald you. In fact constantly using hot water to wash your hands can irritate your skin and adversely affect the outside protective skin layer.

In Queensland the laws were changed in 1995 requiring tempering valves to be installed on new hot water system installations covering new homes, non like for like replacements or when moving an existing hot water system to a new location on the property. This means that it is law that hot water delivered to bathrooms used primarily for personal hygiene purposes be regulated by use of a tempering valve or a thermostatic mixing valve so that is does not exceed 50°C. Therefore unless your home was constructed prior to 1995 it is unlikely that your hot water is hot enough to effectively kill germs on your hands even if you could tolerate the high temperatures.

By all means use warm water if it is more comfortable for you but there is no need to have it hotter than 40°C which the research proves is just as effective as water at 55°C in removing germs from your hands.

Poor Workplace Hygiene Is An Increasing Cost For Gold Coast Business

Construction sites, workshops, factories, offices, restaurants in fact any Gold Coast workplace is a breeding grounds for germs with the majority of businesses not making workplace hygiene the priority it needs to be. Recent  research indicates poor workplace hygiene is costing business Australia wide up to $800 million in lost wages each year and the Gold Coast is not exempt with:

  • 33% of employees admitting they do not wash their hands every time they use workplace toilets
  • 5% of employees worry about other employees not washing their hands when using workplace toilets

  • 55% of employees are dissatisfied with their workplace toilets
  • 55% of employees criticised their employer for not providing a clear vision and clarity of expectation for the expected level of hygiene that all employees should meet
  • 56% of employees are distracted from work due to concerns regarding the hygiene behaviour of other employees
  • 57% of employees believe their personal productivity is reduced because of time spent talking to other employees about their company’s hygiene standards
  • 72% of employees are reluctant to recommend a business with poor workplace hygiene
  • 54% of employees indicated they had to spent time cleaning up after other employees in workplace kitchen and toilet facilities

Most frightening with all of the issues surrounding workplace, health and safety, (W,H&S) is that the research survey showed up that the hygiene habits of Australian workers are appallingly low with one in six employees falling ill from poor workplace hygiene and the poor cleanliness of lunchrooms and staff toilets.  For employers the statistics are even more frightening with:

  • 4.8 employee sick days annually
  • productivity losses of $800 million in wages for employers

The plumbing technicians at Whywait Plumbing are frequently shocked at the condition of workplace toilet facilities that they are asked to repair with many businesses failing to maintain their employee workplace toilet facilities operationally with the most common faults being:

Give Yourself The Gift of Clean Water By Maintaining Your Rainwater Tanks

Rainwater Tanks… Maintaining Clean Water

It is now six years since the water management crisis in South-East Queensland was at its peak. Rainwater tanks were the flavour of the month and were being sold and installed by every man and his dog, aided and abetted by generous subsidies from the Queensland Government.

Unfortunately, the panic by the Queensland Government at the time and the relaxation of standards with countless shoddy installations are now beginning to bite. This has led to a situation where government agencies are picking up the pieces to repair lousy policy.

Fortunately, there have been some significant publications and research undertaken by the Environmental Health Committee (enHealth) of the Australian Health Protection Committee, which has published an excellent publication called “Guidance on Use of Rainwater Tanks”, which we advise you to download and read if you have a rainwater tank by clicking here.

Rainwater tanks in an urban environment were always going to be an issue concerning maintenance, and the plumbing technicians at Whywait Plumbing Services see this issue constantly:

  • Poorly maintained or completely failed rainwater tanks are everywhere
  • Pumps that no longer work are commonplace
  • Leaking rainwater tanks are commonplace.

Rainwater tank systems are generally low maintenance, but they are not maintenance-free. Routine rainwater tank maintenance is required to maintain the life expectancy of the infrastructure and ensure compliance with the Public Health Act.

Maintaining your rainwater tank is your responsibility as the property owner. The biggest threat posed is the potential to create a health risk in the tank, becoming a breeding site for mosquitoes. All rainwater tanks must be fitted at all times with the following:

  • Inlet strainers that are 1mm or less to prevent mosquitoes from entering the tank
  • All overflows must be installed with a high-flow flap valve that automatically closes and seals when not in use to prevent mosquitoes from entering the tank.

The recommended maintenance required, plus the routine regularity, are listed below:

  •  Three months: remove debris from gutters, downpipes & first flush devices. Check insect screens on rainwater heads & overflow outlets are debris free, intact & in good condition.
  • Six months: check roof & flashing’s, remove overhanging branches & repair any defects. Check for signs of mosquitoes & larvae, plus any evidence of animal, bird or insect access. Check for algal growth & if detected, locate & seal the light entry point. Check tank, fittings & pump for any leaks or defects & repair.
  • Twelve months: check the integrity of the tank support base, check pumps & solenoid valves along with all plumbing bypass or backup systems & repair as necessary.
  • Twenty-four months: check the sediment level in the tank and water quality. Generally, accumulated sediment should be removed from the tank at intervals not exceeding three years.

If you are no longer using your rainwater tank, you must cut it up and remove it from the site. It cannot be allowed to become a mosquito breeding site or a home for vermin such as rats or mice.

Do you have Kitchen or Bathroom Mould?

Do you have mould around the tiles or on the walls in your bathroom or kitchen? If you do then you are not alone as it is a common problem particularly in bathrooms but also in kitchens in South East Queensland due to our sub-tropical climate. Like most problems prevention is vital and often very simple.

Because your bathroom and especially the shower area are the wettest areas in your home it is not uncommon to see mould growing in the grouting and silicon sealants. Bathroom Mould loves the perfect atmosphere to create the ideal conditions for mould growth in the cracks and gaps in the tiling. Consequently mould grows in behind and through the grout joints on the tiles. As can be seen on the photo on the right mould loves getting in behind the silicon seal on the internal corners whether it be the wall or the floor.

The most common area to find mould is in your shower where it is nourished by your body oils, shampoo and soap residue that are left behind every time the shower is used.

Poor air circulation actively assists mould growth as the warmth and moisture created in the enclosed area of a shower offer further ideal conditions for mould growth in the dark areas of the shower around the internal corners and the shower floor drain. Poor air circulation is easily resolved by ensuring you install a good quality bathroom extraction fan above the shower that turns on automatically to remove all of the steam and water particles while you are using the shower.

If you are suffering from mould growth in your bathroom and or kitchen then Whywait Plumbing recommend that you act now to remove it before permanent stains are created. To not only prevent but also treat mould you need to use what nature uses and that is enzymes rather than corrosive chemicals. Enzymes are a natural part of our world and play an important role in everyday life. They are found in every living organism and life is not possible without enzymes. For preventing and treating bathroom mould in the bathroom or the kitchen you need to utilise Kitchen & Bathroom Mould & Mildew spray which is a spray and wipe product which is suitable for all surfaces in a bathroom or kitchen whether they are formica or stone bench tops, tiles, glass, timber or stainless steel as it will not only attack existing mould but prevent mould developing.

If you have surface mould in areas such as tiles grout simply spray the effected area with Mould & Mildew spray whilst cleaning the area with a stiff brush. Once you have finished brushing the area leave it 5 minutes then rinse it with clean water. If you have heavy infiltration of mould it maybe necessary to apply a couple of extra times to completely remove the mould.

Frequently you will find mould behind the silicon sealant on the internal corners in tile areas which will require more thorough work. You will need to use a utility knife such as a Stanley knife to scrape off all of the silicon plus ensure you use use a blade to scrape the remnants of silicon clear off the tiles. Once all of the silicon has been removed spray the mould with Mould & Mildew spray as above until it has all disappeared. Once the mould has gone rinse the area clean and dry it thoroughly with a hot air dryer to ensure there is no moisture trapped in the open joint. Finally you will need yo apply a good quality mould resistant silicon to the joint which is specifically designed for high moisture areas.

Once you have removed the kitchen or bathroom mould you need to ensure that you remove the chemical cleaners and bleaches from your cleaning regime and use Enzyme Wizard products in your bathroom and kitchen to prevent mould reoccurring and ensure you have a positive prevention program in place in your home that contain no harmful phosphates or caustic chemicals.

If you observe mould reappearing after a few days of removing then you may have problems with leaking pipes or fittings that require a thorough investigation by Whywait Plumbing to ensure you are not damaging internal frames and wall linings. If you have leaking pipes or fittings behind the wall then mould is only a sympton of a bigger problem and ignoring will not make it disappear.
